Residential properties became 6.52% more expensive in Brazil, indicates index

The year 2025 ended with an increase in the price of residential properties in the country. According to the FipeZAP Index, properties became 6.52% more expensive, the second biggest increase in the last 11 years. The result is only behind the numbers from 2024, when the increase was 7.73%. FipeZAP tracks the average price of properties in 56 cities across the country and is based on advertisements for properties for sale and rental displayed on the OLX Group portals. According to the index, the city with the most expensive square meter on the list is Balneário Camboriú, in Santa Catarina, which has an average cost of R$14,906. The cheapest city is Pelotas, in Rio Grande do Sul, with an average price of R$4,353.

Among the 22 capitals measured by the index, Vitória, in Espírito Santo, is the most expensive, with a square meter worth R$14,108 reais. In second place comes Florianópolis, with an average of R$12,773 reais per square meter. In third place is São Paulo, with an average of R$11,900. Salvador was the capital that recorded the biggest increase: 16.25%, followed by João Pessoa (15.15%), Vitória (15.13%), São Luís (13.91%) and Fortaleza (12.61%). The smallest variations were in Brasília (4.05%), Goiânia (2.55%) and Aracaju (2.23%).
